Patrick Bertolini, MD has opened a new practice, Cheney Ridge Family Medical Clinic, at 3540 Village Drive, Suite 100 in the Williamsburg area.  The offices opened late October. 

Dr. Bertolini was assisted by Tom Graf in locating new space for his practice.

JHHZ Law and Jeffrey, Friehauf & Love CPAs, LLP are relocating from their current offices at 4701 Van Dorn to the office building at 5640 S. 84th Street.  They are moving this week and will occupy the entire building.  Tarnick Chiropractic & Acupuncture and Signature Eye Care P.C. are neighboring tenants in the north building at 5630 S. 84th Street.

Performance Chores recently moved into its new downtown location at 420 S. 11th Street.  Performance Chores is a commercial cleaning company offering a variety of services for manufacturing, medical and commercial facilities.

Performance Chores purchased the 2,024 square foot building in June of this year.

Tools For Your Toolbox - Managing Critical Lease Dates

Now that you and your commercial real estate broker have found suitable space to rent, negotiated the lease terms and signed the lease, one last important step as you move forward is to identify and record all critical lease dates that require action.  Critical lease dates can include lease expiration dates, rent step-up or escalation dates, renewal and option dates, etc.  Failure to manage a particular date could result in such things as a late charge if the full rent is not received; higher rents if a renewal option is not exercised timely; or limited options for new space if the lease expiration date is missed.  So knowing and understanding what is contained in your lease agreement is a critical requirement for any commercial tenant.

Farmers Mutual Plans New Headquarters

Farmers Mutual Insurance of Nebraska announced its plans to build a $15 million, 45,000 square foot facility next to its existing headquarters in downtown Lincoln.  Farmers Mutual currently owns the property on the full block bounded by 12th, 13th, and K Street and Lincoln Mall.  The new building is planned to face 13th Street but no timetable has been set for construction.

Planning Agenda Includes Indoor Kennel & Garden Center Action Items

The Planning Commission will meet tomorrow at 1pm to discuss a request to have a special permit for an indoor kennel at the property on the NWC of 40th & Old Cheney and a zoning change from R-3 to B-2 on four lots in the Preserve to allow for a garden center/nursery.

City Council Approves Hotel Project at 11th & N St

Last night the Lincoln City Council gave approval on a $30 million downtown redevelopment of the parking lot just south of the Gold's Building into a hotel, apartments, entertainment center and parking garage.  This block, bounded by 10th, 11th, M and N Streets, is currently used as a parking lot mainly for neighborhing office building tenants.  With this approval, it marks the city's third new hotel project for downtown/Haymarket this year.

DuTeau Expanding Presence in Southwest Lincoln

DuTeau Chevrolet has recently purchased land located near S. 28th Street and Jamie Lane (just east of Las Margaritas) with plans to move their Subaru division to this site.  Timing for the move hasn't been determined.  George Hancock represented DuTeau Chevrolet and Richard Meginnis and Sally DeLair represented the separate owners on the two parcels DuTeau purchased.

First State Bank Closes on S. 27th Street Land

First State Bank recently purchased 3.2 Acres at S. 27th Street and Grainger Parkway (just north of Las Margaritas) where they plan to build a bank branch and administrative headquarters.  First State Bank has three other Lincoln locations along with eight branches and one loan office in surrounding towns.  Richard Meginnis represented First State Bank and Sally DeLair represented the owners, Stone Ledge Village LLC in this transaction.

Former Hy-Vee Space Up for Sublease

The former Hy-Vee space at 70th & O Street is listed for sublease now by a local REALTOR.  Earlier in the year, rumors circulated about a gym (Urban Active Fitness) or various other businesses leasing the space.  But those deals must have fallen through. 

On a side note...Urban Active Fitness recently opened their first Nebraska location in northwest Omaha.  According to their website, Urban Active Fitness has plans to expand into 30 communities in 6 states by end of 2010, so maybe a Lincoln site isn't far off.

For those pizza lovers, I heard today that Sam & Louie's Pizzeria will be taking over Planet Sub's space on P Street. Lincoln is blessed with excellent downtown pizza options which include Yia Yia's, Valentino's, Old Chicago, Lazzari's, Suite 1 Pub & Pizza, Spaghetti Works and Papa John's. I say grab a fork and try a piece!

A sign indicated something new coming to former D'Leons/former Taco Bueno space. Maybe Planet Sub?? Just a thought.

Fuji Sushi & Grill is now open in the Pine Ridge Retail center at 14th & Pine Lake Road. Their hours are 11am-9pm every night. A colleague of mine went today and thought it was excellent. So if you are in the neighborhood and like sushi, a must try!

Record Number of Homes Under Contract for September 2009

The REALTORS Association of Lincoln is reporting the month of September 2009 had a record number of single-family residential listings under contract - 404 is the highest reported for a September. In speaking with a few residential REALTORS, they attribute a large percentage of these to the Home Buyer Tax Credit available for first-time homebuyers.

To further stimulate the housing market, Congress has recently passed legislation extending the home buyer tax credit through April 30, 2010 and expanding the credit up to $6,500 for current home owners purchasing a new or existing home between November 7, 2009-April 30, 2010. Geithner Says Commercial Real Estate Woes Won’t Spark Crisis - Bloomberg.com

In remarks to the Economic Club of Chicago, Geithner said commercial real estate woes won't set off a new banking crisis. "That's a problem the economy can manage through even though it's going to be still exceptionally difficult." The global economy has accelerated since the worst of the recession and banking crisis last year, and Commerce Dept. reports show the economy expanded 3.5 percent in the third quarter. "You can say now with confidence that the financial system is stable, the economy is stabilized," Geithner said. "You can see the first signs of growth here and around the world."

As I was coming back downtown late yesterday afternoon, I noticed Billy Brown's appeared closed and signs were down at the 1422 O Street restaurant. Well...Bizz Buzz confirmed my suspicion by reporting the same this afternoon. Just adds to the string of restaurants that have closed recently - Popeyes (14th & Pine Lake Road), Bennigans, etc.

The Coffee Roaster Moves to New Location

Noticed yesterday that The Coffee Roaster has relocated to 5022 Old Cheney Road next to Unique by Design. According to their Facebook page they moved out of the Trade Center and opened the new location on September 21st. The Coffee Roaster roasts fine estate coffees and has just recently added a selection of organically grown loose teas.

Goodbye to Mexican Restaurant on S. 10th Street

It appears Lina's Mexican Restaurant, located at 10th & High Street, is closing (or has closed and I haven't noticed it on my way home). According to listings on Loopnet.com the property is available for lease and the business is also for sale. Lina's opened in late March of this year. The space had been previously King Taco and before that Taco Inn.

New Arena #1 Priority for Lincoln Chamber Members

The Lincoln Chamber of Commerce just released the results from a survey earlier this summer where 3,000+ chamber members were asked what their #1 priority is for the city of Lincoln. Nearly one-quarter responded with 50% saying they would prioritize a new arena as the #1 need for the city.

The breakdown is as follows:
New arena 50.5%
South Beltway 19.1%
Overall General Obligation Bond 18.2%
East Beltway 8.0%
Do nothing at all 4.2%

Former Car Wash Site to Reopen at 33rd & Pioneers

Dell eyes tech services with $3.9B deal for Perot - BusinessWeek

Dell, Inc. plans to buy Perot Systems Corp. as it tries to expand beyond its PC business and compete against Hewlett-Packard Co.

Locally, Perot Systems is consolidating offices to a new 150,000 square foot office complex in northwest Lincoln, in the University of Nebraska Technology Park. This new facility is being developed by KDC and will be one of Perot Systems' largest U.S. employment locations (October 21, 2008 Perot Systems Corp Press Release). Estimated occupancy date is in October 2009.

Perlman Updates LIBA on Progress of Innovation Campus

UNL Chancellor, Harvey Perlman, spoke at the LIBA luncheon yesterday and updated the attendees on the progress of the Nebraska Innovation Campus. Innovation Campus is a proposed long-term redevelopment of State Fair Park into a private/public research community adjacent to UNL's city campus. Perlman believes a research university is key to progress and competitiveness in the 21st century but acknowledges that this can only be done with public-private partnerships. Consultants developing a master plan and business plan have indicated the Innovation Campus will be a mixed-use development of approximately 1.8 million gross square feet which will include various research office buildings, retail space, 250 multi-family housing units and public space and result in the creation of approximately 2,800 jobs.

I am intrigued by the potential opportunities Innovation Campus can bring to Lincoln and the State of Nebraska and hope Perlman's visions can become a reality.

Fallbrook Gaining Momentum

The Fallbrook Development is gaining momentum with three business either opening or relocating to the retail building in the Fallbrook Town Center this fall. A new restaurant called Toast will open and I believe serve coffee, deli sandwiches and much more. Wildberry Production Group will be relocating their offices from the Haymarket to the area and a permit has been pulled for a photo studio.

Lincoln City-County Planning Department Launches "ePlan"

In the August 2009 City-County Planning Department newsletter, Marvin Krout, Director of Planning, mentions some of the improvements recently instituted to help streamline and reduce costs associated with the planning process. One such improvement is the launching of "ePlan." Planning applications and attached drawings are now being submitted, reviewed, and processed digitally. Historically the applicant had to bring in 30 or more copies of large maps to the Planning office which then had to be mailed out for reviewers to comment on. Applicants now can also use the web to log in and see all correspondence on the applications.

The Mayor's office, City Council and Planning have all recognized the need for change and hopefully this is a step in the right direction.

REALTORS Participate in 2009 Paint-A-Thon

The REALTORS Association of Lincoln had a team of commercial (including me) and residential REALTOR volunteers who painted a home at 5401 Pioneers Blvd. the week of August 8th as part of the 2009 Brush up Nebraska Paint-A-Thon. This community-based volunteer program paints roughly 40-45 homes annually of low-income elderly and disabled homeowners. RAL has organzied a team of volunteers for more than 15 years. Rocket Fizz to Open Store in Lincoln


Lincoln's newest retailer, Rocket Fizz, will be opening a shop on the corner of 1501 Pine Lake Road in the former fitness space. Rocket Fizz Lincoln, though associated with a store that opened earlier this year in Camarillo, California, is independently owned and operated by Christi and Damian Barton. The shop, expected to be open by mid to late August, will feature over 500 flavors of soda, a variety of retro candies and novelty items. Definitely a place children of all ages will want to visit!

Lincoln is 72nd largest city in U.S.

Lincoln has become the 72nd largest city in the U.S. according to the 2008 U.S. Census Bureau by hitting the quarter-million mark in population. This milestone hopefully will garner more attention for Lincoln from developers and companies looking to locate in cities larger than 250,000.

Tools For Your Toolbox - What are "Triple Net (NNN)" charges?

Triple Net (NNN) charges, are expenses the tenant is required to pay, in addition to a fixed rent amount. Triple nets are annual operating expenses of a leased property and include real estate taxes, insurance, and common area maintenance, etc. Typically a tenant's portion of the triple nets are based on the amount of square feet leased. These expenses can be referred to as "triple net", "net net net", "net" or other terms depending on which state you live in.

Panera Bread to Open in Downtown Lincoln

Panera Bread signed a lease to open a bakery-cafe in downtown Lincoln in the first floor of the Arbor Day Plaza on the corner of 12th & P streets. Tom Graf represented the landlord, the Arbor Day Foundation.

The Noble Spine Centre, P.C. is set to open a new location at 4220 Pioneer Woods (70th & Pioneers Blvd). Marc Snow represented the landlord.
