‘50 Happiest Companies in America’ List Puts Google at No. 1 | CareerBliss, Employee Reviews & Satisfied Employees | Business News Daily

New Life Sought for Tired Shopping Malls

The Journal Star article "New life sought for tired shopping malls" dated December 25th brings to light what many developers are contemplating when faced with empty store fronts around the US.  As national retailers pulled back from expansion plans over the last few years, property owners have changed gears and redeveloped old shopping centers into mixed-use areas where residential units/condos coincide with retail stores at the street level.  An example closer to home is the old Aksarben race track area where Omaha developers are turning it into a "village" with shops, movie theaters, apartments, and green space.

Lincoln has seen smaller redevelopment projects in the downtown area with such recent projects as:
  • Lincoln Flats - $6 million mixed-use project at 1314 O Street.  The developer took vacant office space on the upper floors and created 24 condos.
  • 1226 P Street - The owners, B & J Partnership, are currently redeveloping the upper floors into residential units and retail uses will remain on the street level.
  • W.C. Shinn lofts - A former lightning rod factory has been transformed into 15 residential units at 126 N. 16th Street.
You might recall though this type of redevelopment happened before in Lincoln's history with the transformation of the Haymarket area from industrial to mixed-use. 

As a number of large vacant retail buildings (i.e. Gordmans, Hy-Vee at 70th & O Streets and the old K-Mart building at 56th & Hwy. 2) sit vacant in Lincoln it will take creativity, time and risk from developers to see those buildings change into a viable use again.

New floodplain maps take effect Feb. 18

After 10 years of work, the new FEMA-approved floodplain maps will take effect February 18, 2011 for the city of Lincoln and Lancaster County. The current maps in use date back to the late 1970's with an update in 1986. 

With this update, a number of property owners will be taken out of the flood plain and no longer required to carry flood insurance - a savings of a few hundred dollars a year.  To read the full Journal Star article here.

Unemployment Rate Drops for Lincoln

The unemployment rate dropped to 3.8 in October for the Lincoln MSA, which covers Lancaster and Seward Counties.  Nebraska remains the third lowest in the country at 4.7 percent and still less than half of the national rate of 9.6 percent.

Steady Improvement Predicted for Commercial Market

The commercial market is expected to see improvement in the near future according to NAR's Chief Economist Lawrence Yun in the Realtor.org article "Steady Improvement Predicted for Commercial Market". 

Yun commented he has seen progress towards a recovery in the commercial market but stated the market still faces many challenges.  He points out:
  • Banks are at a profitable level again but are still selective as to who they lend to.
  • Job creation is improving, however, more needs to happen to have a bigger impact on vacancy.
  • Corporate profits have returned to normal levels but businesses are still not spending due to their uncertainty of the future.
With the commercial market continuing its steady upturn, Yun predicts rent stabilization and positive net absorption for 2011.

If you are a last-minute shopper for Christmas gifts, you might want to rethink your strategy this year.  GlobeSt.com stated in an article "Buy Now, As Retail Stock Likely Limited by Xmas" that retailers have learned during this recession to be more efficient on their space requirements not only for stores but warehousing.  Many stores have already purchased in the 3rd quarter their stock for Christmas and will not look to restock until the first of the year.  I have seen some retailers already advertising "Black Friday" pricing now to capture your dollars early before the biggest retail day - the day after Thanksgiving.  So the bottom line is...if you wish to buy a "hot item" come December, you might be forced to look at other alternatives for the gift.  Buy now!

City Council Approves Experian Building Purchase

The City Council approved the purchase of the Experian building located at 940 W. Bond by a 5 to 1 vote Monday night.  The final price of the 355,000 square foot building on 20 Acres is $6.375 Million - $115,000 less than expected.  Mayor Beutler hopes to turn the building into the Public Works Campus.  To read the full Journal Star article, click here.

Retail Split Widens Between Luxury, Value

GlobeSt.com's article "Retail Split Widens Between Luxury, Value" stated the biggest trend for retailers now is shoppers are choosing either luxury or value type stores leaving the middle-level retailers in the dust.  One such mid-level retailer, Talbot's, recently announced that it will be closing approximately 100 stores and launching an outlet format to combat this trend. 

Another trend noted in the article is that fast-food restaurants are doing better than mid-level sit-down restaurants - a trend we noted in an earlier post.  That statement is particularly evident in the Lincoln market with the success and expansion of many fast-food restaurants such as Jimmy John's, Mr. Goodcents, Qdoba, to name a few.

Planning Commission OKs proposal for CVS at 27th and Old Cheney

Despite some opposition to the proposal for a development that includes a new CVS Pharmacy on the NWC of 27th & Old Cheney, the Planning Commission approved the zoning change from office to retail oriented. The zoning changes allows Assurity Life Insurance Co. to tear down the office building on the corner to make room for a 13,300-square-foot CVS and an attached 8,500-square-foot retail building.  An 11,700-square-foot retail and office combo building would be built later with an 8,700-square-foot office building being the final piece.

Lincoln #3 on the list of perfect spots for young families

Parents magazine ranked Lincoln #3 on the list of best cities to raise a family.  Scottsdale, AZ and Fort Wayne, IN came first and second respectively.  Some of the factors they considered were affordable housing, safety, good neighbors, access to pediatricians and parks.

Obama Signs $30B Small Business Loan Law

President Obama signed into law a $30 billion loan find for small business. The law also provides $12 billion in tax breaks and tries to improve existing loans to small businesses that are backed by the U.S. Small Business Administration. 

According to a Realtor.org article "The $30B Small Business Loan Law in Perspective : Speaking of Real Estate", one concern that National Association of Realtors members have voiced, is that local community banks are not participating in the SBA loan program.  In Lincoln, however, we have been approached by a number of local area banks who are ready to help small businesses get the financing they need.  So we would encourage any small business looking to expand or buy a building, to look into the SBA program.

Blockbuster Files for Bankruptcy

Blockbuster has announced its plans to voluntarily enter into Chapter 11 bankruptcy as a way to clean up the struggling company's balance sheet.  According to the article, Blockbuster's approximate 3,000 retail locations (which includes 8 locations in Lincoln) will remain open for the short term.

REALTORS Participate in Paint-A-Thon

The REALTORS Association of Lincoln participated in the Paint-A-Thon, a community event designed to paint the homes of elderly and disabled home-owners who are unable to do the work themselves and cannot afford to hire a commercial painter to do the work.  Teams came together on Saturday, August 14th to paint the designated homes.  This year marked the 20th year Paint-A-Thon has been assisting Lincoln homeowners.

Diana Schilf, NAI FMA, has been involved with the RAL team since 2001.

NAI FMA Realty Brokers Office Sale for $18 Million

NAI FMA Realty has brokered an office sale in Omaha, Nebraska for $18 million, the firm’s largest transaction to date. Omaha Headquarters Venture DST, purchased Farnam Tech Center, an investment property located 10826 and 10842 Farnam Drive. This development consists of two office buildings totaling 118,612 square feet and a 383-stall parking garage. The buildings, built in 1986, are fully occupied and anchored by TD Ameritrade, who leases 70% of the asset. Richard Meginnis, SIOR and Tom Graf for NAI FMA, represented the seller, Ameritas Life Insurance Corp.; Mark Seger of CB Richard Ellis/Mega represented the buyer.

Sysco Buys Lincoln Poultry

Rumors were flying around yesterday but was confirmed this morning as Sysco announced it bought Lincoln Poultry, a locally-owned food distribution company.  No lay-offs are expected and plans are to expand Lincoln Poultry's current facility at 800 Cattail Road near the airport.

Lincoln Poultry has been in business for over 50 years and distributed frozen and refrigerated foods, dry groceries, and various equipment and supplies to customers in a 12-state area.  Sysco is a large national company with 186 distribution facilities nationwide serving more than 400,000 customers.

Congress Passes Homebuyer Tax Credit Extension

Yesterday Congress has passed a bill extending the Homebuyer Tax Credit closing deadline to September 30, 2010.  This will provide relief for homeowners, banks and title companies who were struggling to meet the deadline due to the sheer amount of closings.


The extension applies only to transactions that had ratified contracts in place as of April 30, 2010, and have not yet closed. There will be no gap between June 30 and the date the President signs the bill into law.

PRINCETON, NJ, June 22, 2010 – The BP oil spill that has continued for more than 60 days has caused widespread environmental damage and is already affecting shipping, fishing and tourism, but commercial property experts in the region do not believe the accident will have a significant impact on Gulf Coast real estate markets, according to a special report released today by NAI Global.

Commercial real estate leaders from markets bordering the Gulf of Mexico and renowned economist Dr. Peter Linneman weigh in on how experts are quantifying the impact of the oil spill, and provide regional on-the-ground observations of how property markets are faring today. While some markets may see a temporary up-tick resulting from the cleanup efforts, most do not expect any long-term impact, positive or negative, on supply or demand, the primary factors influencing rental rates and property values.

NAI Global, the world’s premier managed network of commercial real estate firms and one of the largest real estate services providers worldwide, has a presence in markets all along the Gulf Coast, including New Orleans, LA, Pensacola, FL, Mobile, AL, Fort Myers, FL, and Houston, TX.

UBS Expanding to Village Gardens

Forbes.com recently ranked Lincoln #9 out of 200 mid-sized metropolitan areas for being one of "America's Most Livable Cities".  Out of all of the 200 cities surveyed, Lincoln had the lowest unemployment rate at 4.9%.  Omaha ranked #5.

Lincoln Voters Approve Funding for New Arena

The voters of Lincoln approved the proposed Haymarket Arena bond issue by 56% to 44% yesterday according to unofficial results.  Their approval means the city can proceed with construction of a 16,000-seat arena west of the downtown post office and the construction of new streets, bridges and parking to support it.  A huge victory for the city of Lincoln!

Mayor Beutler Announces EPA Findings for Proposed Arena Site

Meridian Park Office LEED Tour Well Attended

On Friday, April 16th, Lincoln Green by Design hosted a LEED tour at the Meridian Park Office building to educate the public on Leadership in Energy and Environment Design for an existing building.  The event was well attended and Mayor Chris Beutler was able to make an appearance.  Mayor Beutler thanked Ameritas Life Insurance Corp. for their decision to upgrade Meridian Park's operations and management to LEED standards and briefly talked about what the city's efforts are towards a "Cleaner Greener Lincoln".  Sponsors for the event included NAI FMA Realty along with Davis Design and Ameritas Life Insurance Corp.

Angelou States Lincoln is Attractive to Site Selectors

Angelos Angelou, the founder of AngelouEconomics, answered questions on the current state of site selection for Forbes.com.  In one of the questions where he was asked what metro areas are site selectors finding attractive, he mentioned Lincoln as one of the top metro areas.  The other metro areas were Albuquerque, Austin, Colorado Springs, Nashville, Phoenix and Atlanta.

Angelou Economics was hired by the city a few years back to provide input towards the city's economic development efforts.  I think he has given some valuable information to the city on how to develop a solid economic development plan to attract new businesses to the area.

Impact Fees To Be Reviewed by Mayor in Coming Months

Impact Fees will gain attention by the mayor and city council in the months following the May 11th arena vote. The mayor’s office has commented that they would like to make some changes to the current ordinance that they believe will make it easier to use the money collected. Among the possible changes are revising the current seven (7) impact fee districts to four (4) and removing a provision that requires the city to pay back any unused impact fees to the original payer if unused after seven (7) years.  For more information on the current impact fees, click here.

LPED Partners with Airport Authority on Airpark Study

The Lincoln Partnership for Economic Development and the Lincoln Airport Authority have agreed to partner on a market-based plan for the Lincoln Airpark.  A review team has narrowed the choices to a final three and interviews are scheduled for the first week of April. A final recommendation is planned for Airport Authority's consideration at its April meeting.

The 1,000+ acre site has had several plans that outlined the land use and infrastructure. However, the new
plan should take the site to the next level. Currently, Lincoln is eliminated from a number of manufacturing
project requests because of the lack of large rail-served sites. The Airpark provides a unique opportunity
as there is rail service from BNSF and tax advantages.

Eventually, LPED forsees the park attracting new jobs to the community and generating additional spin-off opportunities in the private sector.

Early Voting Starts Today for May 11th Primary Election

Starting today, April 5th, Lincoln citizens can begin early voting for the May 11th Primary. On the ballot is the proposed West Haymarket Arena and the issuance of general obligation bonds.

There are two ways to do this:
1.  You can request your ballot be mailed to you. It will be sent to you so you can vote when and where is convenient for you. Request your ballot at the Election Commissioner's web site.

2.  You can vote early at the Lancaster Election Commissioner's office. The office is located at 601 North 46th Street (across the parking lot from the DMV) and is open from 8:00 AM to 4:30 PM, Monday through Friday.

The City of Lincoln has made public their new GIS mapping site that is a joint venture between city and county agencies.  This replaces the map software you might have used when accessing the assessor's website.  A new, fun feature for the site is its integrated with Google Street View which gives you panamoric views from various positions along many streets.

Retail Sales Rise Unexpectedly in February

Retail sales showed an unexpected rise in February by 0.3 percent resulting from consumers braving the snowstorms to get out of the house and spend money at stores and restaurants. The Commerce Department noted this increase, the biggest since November, surpassed predictions of a 0.2 percent decline for February. Big discount stores such as Wal-Mart and general merchandise stores, a category that includes department stores, reported solid sales increases. Tsuru, a locally-owned boutique, is moving to a new downtown location in July.  The new space is next to the Novel Idea.  Matel Rokke, the owner, has had the boutique for three years which features clothing, jewelry and accessories.

Last Call for Local Bars

A couple of local bars have announced their "last call" for Lincoln.  Yesterday, the space that currently houses 1st Avenue Bar and Reception Hall located at NW 1st and Cornhusker Hwy. came on the market as available for lease effective May 2010.  WC's Lounge (business) at 1226 P Street is now on the market for sale.  Some of you might remember that the building was recently bought by B & J Partnership.  And another long-established bar location has been available for lease in southeast Lincoln in the Alamo Shopping Center.  The bar had been Bleachers for a number of years but the business sold in early 2009.  The new bar owners renovated the space and changed the name to The Element Sports Bar and Grill but their hardwork did not pay off because it closed by fall 2009.  So if you are looking to get into the bar business there are plenty of opportunities!

Five Guys Burgers & Fries plans to open their first Lincoln location at 1230 P Street by early April.  They sell burgers, fries and hot dogs (if you haven't already guessed).  Five Guys is a Virginia-based company which opened its first restaurant in 1986 and has now expanded to over 450 locations in 30 states through their franchise program.  Richard Meginnis and Chris Vasek assisted the franchisee in selecting a site.

Former NREC Executive Directory Tyrrell Loses Battle with Cancer

Leslie "Les" Tyrrell, the former Nebraska Real Estate Commission Executive Director, passed away on Sunday after a 4-year battle with cancer.  Tyrrell, who began his career with NREC in 1978, was appointed Executive Director in 1991 and held this position until his retirement in 2009.  Our condolences to his family and friends.

Qdoba Mexican Grill Opening Downtown Location

We heard from a reliable source that Qdoba Mexican Grill is opening a downtown location next to Panera Bread at 12th & P Streets.  This will make their second location for Lincoln. 

Qdoba's website states they have been around for 14 years and in 2009 they planned to build more corporate-owned restaurants than in any year in their history.  With the economy as it was, curious if that happened.

Which Retailers & Restaurants Look to Expand in 2010?

As consumer confidence and spending has begun to improve, some retailers are now moving back into growth mode and expanding in today's market.  Discount chains and quick-service restaurants seem to be the retailers planning multiple new locations in 2010.  Burger King says it will open 300 units and Panera Bread plans to open around 100.    Target (128), Wal-Mart (16) and Costco (23) are some of the national discounters talking about expansions.  My hope is Costco will consider Lincoln again for one of those 23 new sites.  (Source: Shopping Centers Today December 2009 issue.) 

More encouraging news was there were fewer store closings in the second half of 2009 for the Lincoln market.  Our latest market report showed retail vacancy only increasing to 8.8% up from 8.7% after the first half of 2009.

New Haymarket Arena is One Step Closer

Last night after almost 3 hours of city leaders and private citizens testifying on whether a portion of the arena financing should be put to a public vote on the May 11th primary election ballot, the Lincoln City Council voted 6-0 for it.  Lincoln is one step closer!

City Council to Vote on Arena Issue

The Lincoln City Council will be voting on Monday on whether to put a proposed arena project on the May 11th primary election ballot.  The council will also be asked to approve agreements to form a joint public agency with the University of Nebraska to finance the project and for the men's and women's basketball teams to play in the arena.  Read more on the proposed Haymarket arena.

Have the Suds Dried Up?

On my way home, I typically take 9th Street and pass by the small laundromat located on the southwest corner of 9th & Rose Streets.  It always appeared to be busy with cars parked in front and people hauling out their clean laundry.  The past few weeks though I have noticed the interior lights have been off and no activity around the property.  I haven't had a chance to stop to check if the laundromat is still is business.

Vacancy Rates are Stabilizing

The 2nd Half 2009 Lincoln market report was released last Thursday and shows that vacancy rates are starting to stabilize.  The office market had the greatest increase in the overall vacancy which jumped to 10.4 percent from 9.3 percent at the end of Jun 2009.  The retail market showed only a slight increase from 8.7 percent to 8.8 percent.  And industrial actually decreased from 12.1 percent in June 2009 to 12 percent at the end of the year despite having the largest amount of available space on the market.  The good news out of all of this is that Lincoln is fairing better than the national average for all sectors.

On Saturday, January 30th, the Journal Star featured an article "Report: Vacancy rates stabilizing" written by Matt Olberding in the Business section of the paper summarizing the findings from the report.  Thank you to Matt for giving us some press time.
